Reese Stigliano, President of Stigliano Commercial Real Estate, announced the sale of a 7.6-acre parcel of land located at 1700 Service Road in Opa-locka.
The property sold for $4.7 million. The seller was Castle Opa, LLC, and the buyer was 1700 Service Holdings, LLC. The transaction closed on January 8, 2026.
The seller acquired the property more than seven years ago. Formerly the Cuyahoga Wrecking site, the property was designated a Federal Brownfield site in 1999. Following acquisition, the seller undertook an extensive environmental remediation effort, including the removal of asbestos-containing materials, more than 10,000 abandoned tires, and thousands of pounds of solid waste and construction debris. Stigliano Commercial Real Estate was instrumental in guiding the cleanup process.
Stigliano and the property owner worked collaboratively on redevelopment plans for more than seven years.
According to Stigliano, “The site was under contract on four separate occasions, but complications related to the cleanup resulted in the termination of the prior sales.”
After a comprehensive evaluation, the current buyer gained confidence in the cleanup status of the site and proceeded to close the transaction. Final development plans are still being determined, as the buyer is working with the City of Opa-locka to finalize redevelopment approvals.
